Calculate body fat and bmi correctly?

50 years old. 5’10. 210 lbs. I figure I’ve got 10-15lbs to lose to get visible abs without flexing.
Tape measures while sucking in show a 17% body fat.
Not sucking in the tape measure shows 22% body fat.
My fancy scale says 28% body fat.

Ain’t no way it’s 28% percent, as I have the beginnings of ab lines in good lighting, and definitely have some visible lines if I flex / suck in / just worked abs.

How do I know what’s real? I’ve reached a point where being exact really matters for nutrition, volume, etc.
The first 10 lbs of weight loss is easy. It’s that last 10 lbs, baby... It ain’t easy!
