This seems like a steal. Any concerns?

I have a friend selling a mixed lot of 60 rough cut oak boards, some are white oak and some red. They measure approx 120" × 10" x .75" and he’s asking $10 board.
I am in the process of building a Timberframe home, and that seems like a very good deal to me. I could use these as floor boards or wall panels.
Any thoughts or concerns I should watch out for?
