New and resale home prices

I've been looking at home prices lately and something just doesn't make sense.
Not just that prices have EXPLODED but I'm seeing dated homes from early 2000's asking similar pricing to what a NEW modern build would cost.
Are people actually buying homes with 90's kitchens and 20 years of wear and tear instead of a brand new build with warranty?
