Tenants have been 5 days - 14 days late on rent every month for 6 months. What can I do?

EDIT: thank you everyone for the advice. Iā€™m going to start the eviction process and hope the tenant either gets their affairs in order or gets evicted. Wish me luck in a smooth resolution!

My tenants are renting my place on a 1 year contract. Since they moved in back in January, EVERY payment has been late and requires me to chase after them repeatedly to get the rent.

Originally the monthly payment was due on the 1st of every month, but they were late 2 months in a row (after promising it wouldnā€™t happen again). So I worked with them and moved the date to the 5th.

Then for the past two months, they complain they have cheque issues and instead of the 15th, I get the payment on on the 8th-13th of the last 2 months. I have to chase after these people daily (they keep saying ā€œweā€™ll pay tomorrowā€, but it takes them a week)

Now, payment was due on June 6th, they only paid half of the month of rent. Then 7 days later, they paid another 20%. I gave them till the 17th so pay the balance, but still nothingā€¦.

This is getting crazy, but any advice on what to do here? I feel like sheā€™s not going to be able to pay for next month (July 5th)ā€¦.

I know I can provide them the notice to evict now, but : 1. What if they donā€™t leave in 30 days? 2. Iā€™m going through a mortgage renewal right now. Do I need to disclose this to the broker?
