Why don't more developers develop with alley loading, it is just good urbanism?

Because you require a 24' ROW with a further 7.5' setback on your required to be fully paved to street standards alley's while continuing to require 50' ROW with 25' setbacks on the main streets, Bob. Under those requirements alleys are a ridiculous and costly waste of space with no real gain to anybody (except for people who really like front yards at the cost of everything else).

I'm working on a project where I am talking to some of the local planners. This one guy seemed frustrated with the state of residential development and asked the title question.
