Advice on housing for 2025-26

I'm a senior and I will be extending a couple of quarters to graduate. Because of this, I will no longer have guaranteed housing. I was wondering how soon I should start looking for housing for next year? Can someone offer some tips? This is my first time searching for housing like this, and I'm also the first one in my family to do so in the United States. Any help would be greatly appreciated. Also, how quickly do housing opportunities around campus get taken? Is it competitive to the point that I need to make an offer immediately if I find a place I like?
