Receiving a lump sum of money for home...taxes?

I’m currently in the process of selling my personal home to someone. No realtor or other people involved. Just cash. How will I be taxed on the money? Is there anyway to avoid the taxes? It’s my personal home that I’ve lived in and owned for over 20 years, I’m not making a profit either. Are there any exemptions?
