Spots on my Areca Palm.

I have a few greyish brown spots on my palm leaves. I am able to scratch the tip off of those spots and it leaves just a light mark on the leaf. It looks like an egg, but there are no insects. I think it has one or more diseases? The palm is growing well, new leaves are coming. But the old ones have these ugly spots, and there are black spots near lower stem. (Ref: gallery)

Plant doesn't get a lot of direct sunlight. (I thought that was okay with areca). The pot can be drained. I usually water it from leaves to root.

Can someone please help me fix this plant? I had it since a year and I absolutely love it.
