Good/bad/average deal? 2012 Crewmax with 168k, $16k. 5.4 V8 1 owner

I like that it's 1 owner, a crewmax, and right at about 15k in my budget. I can live with the seat starting to tear but otherwise it looks super clean. If the frame isn't rusted, is it worth 16k? Looks like it will need tires so I can try to chip away at what the dealer is asking.
