Question about Sims 3 Xbox 360 version, and ghosts. also, robo-sims.

So, there's those two (I think two) houses that are haunted, right? I've been to them over and over and over, zapping spirits galore, and I'm just wondering; can you actually eradicate all ghosts and take the house for yourself, or not? Also, how do I get the chance to make a robo sim? My sim's been at max inventing for about two days now, and nothing. I'm using the cheat mode, but I don't think that should affect it, right?
