Looking to Lease my First Warehouse. Help

Hey everyone

I'm a 20 year old business student at Cal State Fullerton.

I wholesale sneakers through Instagram and have outgrown my storage units. I currently utilize my apartment, along with one 10x15 unit and three 10x20 storage units, totaling $3,650 a month.

In 2023, sales avg was $50,000 a month w $10,000 net

In 2024, sales avg have surged to $300,000 a month w 20% net

Given this growth, I am exploring the option to lease an industrial space. I've found listings on loopnet in my area for warehouses between 1-2k SF with prices ranging from $2,000 to $5,000. I'm concerned about stability as my business relies heavily on two suppliers I've recently met. If they were to cut me off, my profits would take a severe hit.

With that in mind, I have three questions:

  • For those experienced, would you recommend this route, or do you think it's too early for me to commit?

  • If I decide to rent a warehouse, would it be possible to live in it? I'm minimalistic and my situation only requires my desk and bed. I don't own much else in my current apartment. Ideally, I'd like a warehouse with a small office space that I can use as my living quarters, along with a small shower and kitchen.

  • Lastly, is there anything specific I should look out for? I want to proceed with caution to avoid any potential setbacks. Any insight, advice, tips would be appreciated.
