Looking for advice on buying a cockpit!

I'm moving to a new place and looking to switch to a dedicated cockpit rather than the desk setup I've been using. For context I'm using a Fanatec DD and Thrustmaster TLCM pedals, so despite space limitations, I'm not interested in folding rigs or similarly portable (and/or flimsy) options. Relatedly, I do have slight space limitations, so while I can fit a full-on rig I would definitely prioritize a smaller footprint if possible and if it doesn't come with serious concessions. I can fit virtually any rig of reasonable and normal size, it's just a question of how much surround floor space I lose, just so you know what my exact considerations are. Although simracing is one of the most important things to me, so if I have to concede size I won't complain too much.

I've also considered building my own with some help from a friend (I am NOT experienced in that area, so something like a simrig feels well beyond my skills) so if I went that route, are there any decent plans online, or other resources to give me and my friend a jumpstart? My friend is far more capable than I am, but trying to design one from scratch sounds very, very daunting. I'm also considering comfort as endurance races are my preferred style of racing, and I don't think I know of any rigs that are particularly known for comfort, which makes building my own a bit more appealing.

So does anyone have product recommendations? Or will building my own be pretty doable and that's probably the better route to explore? Thanks for any feedback or opinions!
