New roommate moving in

I have a new roommate moving in September 1st. This will be my first time ever living with someone who’s not a relative, romantic partner, so I’m feeling pretty anxious already. Me 45F her 43F we’re both single, grown kids.
So far, communication has been great, and I would like to keep it that way. What is that question/topic you wish you had brought up with/asked your roommate earlier? I want to stop any problems before they even form.
Any help/advice would be much appreciated!! Thanks!
