Non-intrusive Walk-in options

Howdy everyone - Long and short is I am in a tough lease and I'd really rather not deal with the landlord to get permission to Install a RTU (rooftop unit). Doing a complete outdoor walk-in is not an option.

There is already a 8x8 walk-in constructed in the space, I just need to add a reefer setup.

The ceilings are 14', so there is about 5' of space above the walk-in before the ceiling.

I have seen several self-contained "indoor" reefer units. This seems like the best option, but I cannot find any information on them being used in this setting. Would they generate too much heat and run my utility bill way up?

Anyone tried this, or something similar?
