Me and my girlfriend are looking to move into a house and we just got the list of fees and we are quite baffled by them.

$225.00 Lease Preparation fee - due within 24 hours of approval (i thought this was usually on the owner?)
$1,400.00 Holding Prepayment- due within 24 hours of approval (this is fine,but it says in the application this converts into the security deposit, so why is there also a Security deposit)
$1,400.00 Security Deposit
$540.00 Move out Admin Fee (nonrefundable) (never heard of this, i have to pay them to move in and to move out? isnt this what a security depost is for?)
$400.00 Animal Admin Fee (one-time) (pet deposit, makes sense)
$250.00 Contingency Fee (one time) - this amount is based on your screening results (250 fee, plus $25 monthly fee, not sure what this is?)
$793.33 First month's Prorated rent
$17.00 First Month's Prorated Animal Admin Fee
$9.50 First Month's Tenant Liability Insurance (wtf is this, we have renters insurance)
$47.95 First Month's Resident Benefit Package (stupid service they offer, can't refuse it)
$25.00 First month's Contingency Fee (wtf is this)
