Moved to Denver a few month ago. I rent from a private home owner and up to this point things had been great! I get paid twice a month and would usually send rent money on the 15th. Rent isnât due until the 1st of the month but I prefer to get it in early whenever possible. That wasnât possible this month and I had to send it on the 30th. My landowner uses this platform called Avail and Iâm now seeing that it kinda sucks. Apparently the whole payment process takes 3-5 days . From the platform, both the tenant and landlord are able to track where the money is (when the payment is initiated, when it is withdrawn from the payerâs account and when it is posted to the landlordâs account). My landlord could clearly see that I paid it on the 30th and that it was successfully withdrawn from my account (2 days before it was actually due) but decided to charge me a late fee anyways because it wonât get to her until the 4th (due to the platformâs processing).
Today however, i got a message saying that my payment got delayed further and wouldnât deposit to her account to the 6th! (Literally not in my control.) She seemed really peeved and says that the eviction process would begin on the 5th if it didnât get to her account. But she then decided to âshow graceâ and just wait for the deposit. Next time I guess I have no choice but to submit my payment 5 business days before the 1st. Avail just seems so inconsistent and I wish that we could use a platform that would transfer the money to her instantly.
