Multiple problems in apt but the worst is this: leak caused outlet to short out, half the outlets no longer work - can the lease be broken early (TN)?

Title sums up most of the situation. A leak that was there for a long time because management ignored the reports now caused a blow out in a bathroom outlet. It is smoked and the breaker blew. Apparently it affected other outlets possibly due to GFC. Reset does not work on the other outlets, breaker has not been reset because the leak is still present.

Management says no early lease break without two months rent but they will send someone today to look at the issue. What are the legal options available? There is power in some of the house but not wi-fi and other parts of the place as well.
