Me [26 M] with my destructive [28 M] roommate of 7 months has gotten us in trouble with the leasing office. What can I do?

On the weekends, my roommate Tom is a big partier. We get along well during the week but during the weekend, his sole focus is getting hammered. It makes him selfish, self absorbed and loud. He has no regard for other people when drinking / partying.

I started living with him last November after he moved to town from another state. I agreed to the situation because I needed a roommate and we were friends in college. He was a partier in college too but not to the extent he is now.

When I went out of town one weekend in April, I got two emails from our leasing office that our apartment had received noise complaints on both Friday and Saturday nights. My other friend was at the party and said the music could be heard from two floors away. At the time, I let Tom take care of the email and I didn't say anything to the leasing office.

After the incident, he moved most parties to another friend's place to avoid future complaints but he has started moving the party back home again.

Just this weekend, he came in at 2:30AM on Sunday morning and decided to take some guests to the pool. Since our pool is in the middle of a courtyard and any noise in the pool carries to several bedrooms, the pool closes at 8pm. Well today, we got another warning from our leasing office saying our "guests" were found in the pool after the noise complaint number received <b>twelve</b> complaints about noise from the pool.

After asking Tom about the email, he told me that on Sunday morning (2:30AM), he was escorted out of the property by police and he identified himself as a guest of ours. He wasn't arrested or booked - just forced to leave the property.

Tom has done much stupider things than this without being caught and I know this is going to catch up to him soon. What can I do besides hold my breath? I'm on the contract with him until December - he's almost guaranteed to do something stupid before then.

TL/DR: Self destructive roommate is going to end up getting us a leasing violation. Want to know best course of action to prevent his actions affecting me.
