In South Carolina. We are selling and buying and I’m having a hard time understanding our buyers and their realtor. It doesn’t help that their realtor is a good friend of mine, though you’d think it would. We agreed early on to not discuss the sale at all except through my realtor and I can respect that. Buyers are from out of state. They put in an offer 8 hours after listing for over asking with a due diligence period of 10 days and fee of $1000. They had some competition, but their offer was highest and best. They had only seen the house via FaceTime at that point but came into town for the inspection a few days ago. Their realtor did not accompany them to the house for their in-person showing and the inspection. That irritates me, as I feel that’s a huge milestone in purchasing and they were just left to roam the house with no real direction. Anyway, their due diligence period ends in 48 hours and we haven’t heard anything at all from them. It was my understand that the inspection happens and then they request their repairs and we negotiate all during this period. How can I be expected to negotiate and get quotes from repairmen and such if they wait until last minute? Is this some sort of strategy realtors use to put pressure on sellers to agree to whatever they ask for? We had the inspection on the house we put an offer on the day after theirs and those sellers had our requests within a few hours. Why would a realtor or buyer wait?
