Wanting thoughts on this Duplex deal.

I’m thinking about buying a duplex to live in one side and rent out the other for a few years. I want thoughts and feedback if you think this is a good purchase and the best recommendations for becoming a first time landlord!
The total cost is $184,000 and each side unit could rent for about $850. It’s about 5 minutes away from the University in town so I think it would be a good location.
Thanks for any opinions!
