Commercial property offer likely accepted - what should I watch out for?

Good afternoon everyone, I usually lurk here but I figured I'd post this to be safe. I put in an offer for an office building whose tenants are a mix between office and medical clients. The numbers add up and my offer will probably be accepted, pending a formal purchase agreement the seller's realtor is requesting. I'm wondering - what should I watch out for when closing on the property? Financing is taken care of as well so I don't have worries there. This is just my first big investment like this and I want to be cautious here. Thank you in advance for any information you can provide!
