I have a family with very young children and the fear of buying at at the wrong time, or the wrong thing, or doing something wrong so that we lose money (especially a big loss that jeopardizes my ability to feed my family) paralyzes me from taking the first step into RE investing. What held you back before buying your first investment property? How did you overcome it?
TRUST NOTHING BUT THE NUMBERS.
Take emotions out, don't factor appreciation, just factor the basic numbers.
If the numbers work, and you have all your bills paid, you have a good team (PM, contractor, etc.), and you are getting a return? Jump!
This business is 80% guts / 20% knowledge in the beginning.
