I am working on some funding for our next project and am working with a bank (PENFED) on a non-owner occupied HELOC. The property is owned free and clear.
The bank first attempted a desktop appraisal and was unsuccessful determining the value and then ordered a "drive by appraisal" with this company called XOME. They came in with a figure $35K less that the full appraisal done by the lender 1.5 years ago.
After reading the "drive by appraisal" line by line, I discovered many inaccuracies. They have our home listed as a 3/1 and it is a 3/2 and clearly says so on our county website. They have also used some comps that were dated up to one year old. Also 3 of the properties they compared ours to needed complete renovations and 1 has been torn down.
They are giving us the opportunity to dispute the report. I have made a document with the errors I found and comps. I found comps that I think more closely reflect value in our area that are recent. Unfortunately I am mostly relaying on Redfin/Zillow since I don't have MLS access for Sold's. I will also provide pics of the inside before we rented it out.
We do have to option to have a full appraisal. However, I am a little worried because we have a trouble tenant that we are at odds with in the up keep inside the house. We maintain the outside so that looks great. I am afraid the inside of the house will not show well to the appraiser.
Does anyone have experience disputing the bank on an appraisal specifically a "drive by appraisal"??
If we have a full appraisal could we be "burned" by the interior upkeep of our tenant?
Any other tips you can give me?!
