NYT Rent Vs Buy Calculator for "House Hacking"

I've been interested in buying a 2 or 3 bedroom in New York City with the goal of renting out the other rooms, then moving out after a few years (while keeping the rental income). The NYT Rent vs Buy calculator offers some good advice, but it doesn't fit my scenario very well. Are there other "House Hacking" specific online tools I could use?
