Investing at 19?

So I've been researching real estate investment for a while, and I think I'm finally ready to jump into it and take my first step. The only thing is, I don't know what my first step should be. I've been looking at a few nice duplexes in Phoenix, which aren't that pricey, but are still in good neighborhoods. The down payments would be around 6000 to 7000 dollars, which I would be able to afford in a few months. I am planning to buy the duplex, live in one part of it, and rent the other out, though I still have quite a bit of questions about this process. Does anyone have any input in this area that they would like to share? It would be greatly appreciated, thank you in advance.
