How do I sift through 100s of deals on the mls

Hi! I am trying to buy my first multiunit and I am little confused on how to sift through all the deals on the mls. Working with my real estate agent we have determined perimeter of where we want to buy which has yielded 100 plus listings.

What is y’alls strategy on to quickly whittle down these listing to 10 to go see

I thought that i could just use a calculator like the one on bigger pockets but my agent informed me that that could be missing 2 units that could be turned into 3 or 4 units via adu or expanding into the attic or basement.

I am confused now.
