Realtor/Flipper/ remodeler from my hometown is promising 15% returns on investments with turnaround times of 3-4 months. Paperwork prepared for by attorney. Flexible terms and quotes passive income.

What questions should I be asking this guy? I’ve seen his growth from realtor to remodeling and flips for the past 3-5 years. Also looking for guidance to learn along with my investment. Wanting to throw in $30-50,000. Issue holding me back is I’m on a contract job out of state. How do I prepare myself to trust making this commitment?
