Hi there and thanks for reading this! I'm not completely new to investing in real estate, but I only own one rental house (fully paid off) versus investing in an apartment complex, which is what I'm thinking about doing. What are some common pitfalls I should be aware of? How should I select a realtor for this purchase? Is this more or less risky than something like a warehouse? Is there anything else I'm not considering here? I'd probably buy a place in Florida so I can move there and manage it myself - is insurance really a deal-breaker there for multifamily units?
I have enough savings to do this, so making the down payment won't be an issue. I've been diligent about saving my money and this could be the key to me not having to deal with a boss anymore (though yes I'm aware tenants have their own problems). I worry that if I'm not careful I'll end up losing my savings and failing as a property owner.
Any advice would be appreciated!
