Not sure what all information is needed, but I've been on the fence with this for months.

House value: ~$250k

Mortgage owed: ~$94k

Interest rate: 3.5%

Annual taxes: ~$5k

Property management fee: 10%

Mortgage payment: ~$1500/month

Anticipated rental value: $2200/month (before PM fees)

So I'm expecting to cash flow around $500/month, around $6k per year return, less after maintenance. I will probably need to invest around $5 to $10k to get the property move-in ready. The alternative is I sell it for $150k, and stick that money into a market fund and avoid the capital gains tax if I ever decide to sell, and have also considered using that $150k to purchase a franchise.

I'm moving into my fiancée's house, so don't need the cash for a down payment on a new house at the moment, but we would like to eventually upgrade in the next ~5 years.
