Strange Premiere Slowdown and Crash Issue - Help!

So I'm editing a few projects right now, and I've encountered a new issue I can't seem to fix. The problem project is a very simple edit - 4k iPhone footage cut to some music, nothing crazy. But it's slowed down to a halt. I move the cursor and it takes a MINUTE to catch up. Then I press play and Premiere freezes and crashes my computer. WTF! I installed the Premiere update yesterday and it seemed to start after that. So I reinstalled the last version to no avail. What is this!

I'm working on a brand new maxed out MacBook Pro. I'm using external SSD's for storage and cache. Weirder still, another project that's multicam BRAW on a 196TB Drobo setup is playing back just fine.

Any tips or ideas would be greatly appreciated so I can make the most of this quarantine. Thanks!
