Realistic budget?

Hi all, I was curious to understand how far off my expectations are or what I can do to reduce costs for pools?

My wants:

Rectangle pool - flexible on size

Sun shelf with room for at least 2 loungers and 1 bubbler

Spa - either flush or raised

Automatic cover

Fire pit with some seating area around it (this is the only one that we'd be okay without)

I went into this thinking $150k was reasonable just outside of Atlanta but every quote I've gotten is around $200k and I'm just not comfortable with that. The area is on a gentle slope - expected 3-4 truck loads of dirt required, but the entire area does not need to be level for us, we can have steps.
