A surprising number of single family home neighborhoods have now communal space than most people realize. Small parks, alleyways, that weird patch of grass with some flowers and a sign with the name of the development all often fall into that gray area that HOA's theoretically fill. The problem comes in with weird bullshit like making all of the houses look the same or micromanaging grass on the actual private land.
