What area was established first, North Hills or South Hills?

Trying to figure out why some houses in the SH are closer together than the NH. I know Babcock and Girtey’s run were established very early in regards to Pgh development.
Hoping someone can provide some insight. I’ve looked at the Ross twp Historical society and Brookline’s History, but can’t hammer down dates.

Grew up in Baldwin township and it always amazes people when I tell them that at one point most of the south hills was part of the township!
