My friend has this condo unit in Makati CBD. Its a 42.8sqm, 1-bedroom no-furnish condo unit. It hasn't been rented for a very long time (5 yrs).

They are offering it for 18k monthly rent.

I'm currently planning to rent the unit for business purposes. Bale I'll be the one to furnish the unit and post it for (Bedspacing).

My question is, is this a good starting investment?

I have so many doubts when it comes to how much should I charge monthly per person for the rent, how many individuals can the unit accomodate, if there would even be tenants once the unit is furnished, or if I can even pay the 18k monthly rent.

Let me know of your thoughts. Medjo pressured kasi ako rn kasi gusto ko din magka passive income and at the same time gusto kong makuha ung unit for my business. Baka kasi if I don't act quick, may mag rent na sa unit.
