Does it make sense to buy a house alone?

- 24, single.

- Income 90k (4800/mo after taxes/retirement, etc. Usually saving more than half of each takeaway to index fund/stocks)

- Debt $8k (car loan good rate)

- No significant CC debt, using regularly and paying off monthly

- Credit Score 744

The town I want to live in is near work, beautiful, quaint, and absolutely going to continue to grow. Property values will likely appreciate.

I'm looking to purchase a ~1500-2000sqft home (3-4 beds, 2 ba), but I'd probably be living in it alone. I would consider dividing it up some how and renting, but I don't want to share space with anyone (tired of having roommates) so I'd honestly rather be alone.

I want to own a home so I can upgrade it (sweat equity, I am an engineer with the practical skillset to do significant work), make it my own, etc and not have to deal with landlords/HOAs or moving every couple years.

Purchase target is $400-450k w/ 20-30k down.

Does this make any sense? I have friends (couples) in the area who own homes and I feel like I'm wasting my $1500/mo in rent.
