Non married couple going in together on a house - one has money, the other opportunity & expertise. How to negotiate?

I've rented my house for seven years. My landlords are willing to sell it to me for a screaming deal. I don't have the money, but my boyfriend does.

I owned my first house at 26 and sold it for a profit after fixing it up. I've worked in construction for over 15 years and have many connections in the feild.

I plan to live in the house, pay rent, & fix it up (it needs about $45,000 in repairs). My boyfriend has no experience with house maintenance, is not handy, and hates stress. He does want to invest in property though.

I have seen couples implode when buying property together if one has the money & the other the expertise.

What kinds of resources are out there to ensure a fair and legal agreement for us? Should we get a moderator to work out the details? Is there a presidence for contracts for these kinds of agreements?
