Help with investing/saving

I am just starting to make money in my career, and I have played around with some investing and unsure what my next move should be. Hereโ€™s some stats about me:

  1. Quite a bit of student debt that I pay off every month.
  2. Investing very little in my Roth IRA and I own two index funds S&P 500 and SWTSX. I auto buy a share and auto invest every month.
  3. I have about 30k in a 401b that I am going to rollover to an IRA soon.
  4. Biggest financial goal is to own property. It would be my first place and Iโ€™d like for it to be an investment property.

So my questions are: 1. Should I pay off my student debt before I invest? Or can I do both? 2. Should I be investing more money into my Roth and different funds? 3. I am unsure what to invest my 401(b) into. My friend told me VGT. Should it be all VGT or should I consider otherfunds? What percentage of each? 4. Being a new home buyer in the future, how much realistically should I save for a down payment? Iโ€™m looking at $500,000 homes.
