I’m in New Jersey, land of the “luxury” one bedroom apartments generally starting at $1500 .
Credit is currently below 600 but I have a few things in collections from my divorce that should be completely gone in a few months. It’s been going up pretty quickly from the 400s since I finally started working on it two months ago 🤦🏻♀️
Employment history is only about one year, I make around $40-50k with overtime. No debt besides the collections that will be paid off soon - I own my vehicle.
All of that sucks, I know. I got pre-pre-qualified on a whim and saw that I could borrow $128k and went looking. Found a cute little 300 (really little) square foot house for $130k among the 900 manufactured homes available for that price. Is this feasible or am I crazy?
From my calculations, the mortgage would be $800 something monthly plus taxes and insurance. That’s still way cheaper than rent, even if the place is the size of an apartment, and I’d really prefer to put that money towards something tangible.
Would a lender even consider me with this short of an employment history if my credit is better? Or is there no chance at all?
