Seeking Advice/Help

Hello all! I'm planning to have a business for a long time, and it's real estate but I know it needs a lot of time and investment to get my own land and put a building there.

So I plan to start small. Why not try franchising first I told myself. But I don't know where to start. I have minimum 30k that I'm willing to take the risk to invest for now.

I know it needs a lot of paperwork and approval to get a place. And someone to run it. But I really don't know exactly how I can start. Can I have some advice on this?

***I understand this isn't wholly passive income but would like to still get some pieces of advice if you guys may.
