Might be moving in right next to nesting partner--what to consider?

Hey y'all, I usually post with a throwaway but screw it. I (32F) have been seeing this girl (38F) for almost 8 months. For the past 4 years I have been in a ridiculously bad financial situation, and I am paying at the moment way too much in rent in MainCity. She lives in SmallerCity in recently an adjacent appartment to where she lives has opened up. Her roommate's dad owns it and I could move in at a very good price. I have two kids and this would be such an improvement for us, but I'm scared of the potential impact on our relationship that has so far been so, so good.

We met on Tinder and are officially in an open relationship even though we haven't been seeing anyone else. We feel as though we've known each other forever and see ourselves being together a long time. Her roommate is also a big advocate of nonmonogamy, also a single mother, and a good friend of hers (who's super happy to have me move in) --just to set the scene. What conversations would you make sure to have? What boundaries should be considered?
