How to set up a partner room?

Hello. I haven’t posted here before, but I can’t find the answer to this question.

My husband (33M) and I (24F) opened our relationship about a year ago. We agreed that we don’t want each other to sleep with anyone in our bed, so we want to set up a partner space in the guest room.

What all should we have in the partner room? Is it unusual to have other things in there (like exercise equipment)? Any other advice is appreciated.
