Downstairs Neighbor Smoking In Bathroom

Howdy everyone, long time listener, first time caller.This is more of a neighbor from heck situation at this point.

My downstairs neighbor moved in a few weeks ago, and last week, decided to start smoking inside. In and of itself, smoking indoors is not explicitly disallowed by the HOA bylawys, but the apartment listing I found for that unit lists it as "Smoke Free".

Since this has started, I have begun to smell cigarette smoke in my bathrooms (I can hear their bathroom fans running pretty regularly, so I assume this is where theyre smoking), and at times, I can even smell it in my bedroom and home office. Obviously, I don't intend to just put up with the smell for the roughly 11 month remainder of their lease.

I want to make my first move as neighborly and diplomatic as I can, so as to not walk into an 11 month conflict with them. Has anyone here ever approached a neighbor in an adjoining unit about invading odor, cigarette or otherwise? If so, how did it go? Can you share any suggestions for wording to give me better odds at a good reception?
