housing options for deakin and a few other things

Hi guys, i am heading to deakin for my masters (in nov). I been doing abit of a search i have narrowed it to 3 scenarios

very cheap option a old wooden house with all utilities included 10 minds from the uni. has a gas heater? but well its still a wooden house with abit of reno inside so its not too bad. thou do landlords let you get cable tv/new sofa/new tv?

medium range well 30 mins by bus in the Glen Waverley (a friend said its really near the train station :S) Wel modern apartment no utilities (wait how much is tv and internet monthly??)

costliest option on campus accomodations well i having nothing against it and the only problem is i am coming in the 3rd trimester. so i may not get a place. and i study in peace and quiet and well i am above 25 so that house share or wild parties isn't my thing. good thing it's near campus and everything is added in.

Alternatively i have considered house sharing but that like the very last option

And well if i live off campus i am planning to get a bike so i can cycle to school. so any advise would be welcomed.

And also any feedback on the university and program overall??

Lastly any shady neighbourhoods i should avoid?
