URGENT UPDATE
Alright, I met with my landlord the day I made that response. He proceeded to tell me the mould has gotten into the wood above, in the attic, and that an extensive reno would have to be done. He proceeded to imply that I was partially responsible, suggesting I didnt do a good enough job cleaning the mould off the walls... I find many problems with this accusation to say the least.
First off, he has provided me a bathroom with inadequate ventilation. The only window is an elongated skylight of which the window doesnt open much, it only opens a tiny amount. My landlord has told me to keep the door open when/after I shower, which I have done to the point where surfactant leaching (brown streaks on my walls) has occured in my kitchen and even a little bit in my living room, staining walls and even belongings of mine that it has dripped onto. Secondly, did he expect me to clean the flaps of wall peeling off my bathroom? My bathroom was falling apart no matter what preventative measures I was able to take, there simply wasnt enough ventilation and it was causing the walls to weaken and peel. My bathroom ceiling basically looks like it has stalagtites from the amount of peeling... The ceiling which requires a ladder to clean.
I told him that I did not feel responsible in any way for the bathroom he provided me. He implied that "we both have good points" (which I did not agree with, I feel his arguments were obvious deflections of blame to avoid having to pay for the reno himself) and that if needed, we may have to settle it through the RTB.
He said in the meantime, he would find other reno companies to look into it and see if he could find a cheaper deal. This, to me, feels like his way of dragging out the reno process as much as he can. After about a month of not hearing from him, I inquired via text asking how the search for an additional reno evaluation was coming along. He said he needed to talk to a lender to make sure he could cover the costs and "not face a lien on the bldg" (I dont know what that means, bldg = building but lien = ???), mentioned how busy they all were, mentioned that it sucked that he has to approach a bank as interest rates are crazy right now, and how the boiler will eat up gas costs during winter... I then asked how many reno companies hes contacted in the past month. No answer. Only just now, a month and a half-ish later, has he apparently found one, but the notice he gave for them coming over was bare minimum, 24 hours notice. Right now, my main concern is rent. Heres why.
It has been wisely suggested I do what I must to remain on my landlord's good side until this reno situation is entirely dealt with. However, I think I really should be paying a reduced rent cost given the unreasonable amount of time I've been without a shower. It was in the lease I signed, and I'm paying for something I dont have access to. How do I go about this? My landlord is game for the rent reduction, but I dont know if I should go through the Residential Tenancy Branch to determine what amount my current rent should be, if I should negotiate with my landlord myself, or if theres some way to calculate how much should be deducted based on my province/rent. I live in BC, my rent was initially $650 per month, and is now currently $720 per month after all these years... That's my big question for now, how should I proceed from a legally wise perspective? Do I go proceed with the rent reduction via RTB, negotiate with landlord, or calculate myself somehow? This is especially urgent because I'm seeing my landlord tomorrow.
