Landlord is requiring to pay 6 months rent up front instead of first and last.

My girlfriends family is moving to Canada in about 2 months, so they're getting a condo now and she'll live there until they arrive (she'll continue to live with them). Rent is $3200 and all the documentation for her father (bank statements, PR status, etc) as well as a guarantor that would be able to pay almost double the rent per month. Her father is going to be starting his own business here so he wouldn't have ongoing income when he gets here, but his accounts reflect that he can pay rent for at least a few years AND they still have the guarantor.

This apparently is still not enough and they are asking for 6 months upfront. My girlfriend has already put in her withdrawal from her current residence so she now has two weeks and was depending on this place to work. They already signed the contract which states that they only require first and last.

Shes freaking out because she doesn't want to be homeless (and really likes the place), and she needs a place for her family to live. Is the landlord allowed to do this, and how would she still be able to get the place.
