Negotiating rent reduction for (temporarily) unusable bathroom

Post Body

There's a whole backstory to this that I've mentioned in previous posts. However those posts were quite long, so to save you guys some time I'll post the info I believe is relevant and cut to the chase:

My shower has been unusable on and off over the years. Usually it would be between a few days to a couple weeks until my landlord got around to making it usable again. A few months ago however, after many years without a permanent solution despite many requests, my landlord took the entire shower out and I have been without a shower since around late August, early September 2022 - that would be around 4½ months as of this writing.

He hired a company to evaluate costs for a whole reno, and afterwards, my landlord said he was hiring a 2nd company to see if he could get a cheaper deal. He also told me that the 1st company mentioned to use a mask when using the bathroom from then on out, due to the black mold caused by inadequate ventilation.

Given the duration of time I've lived here without a usable shower, my landlord agreed to negotiate a rent reduction. Initially I thought I would only be taking the lack of a shower into account. However it has come to my attention recently that for the reno, in addition to the shower having already been removed, they will need to take out both the sink and toilet as well.

My question is this - what would you say is a fair reduction for this specific scenario? My rent when I first moved in was $650 (which is a lucky find given the housing crisis in BC currently) and it has since been bumped up to $720 over the course of around 8 or 9 years. Any idea on what percentage of that $720 should be reduced? To sum it up, I cannot use my bathroom - period - for however long this takes. The company needs to check for asbestos, then they need 5 consecutive days to remediate, then my landlord, his brother and my neighbour will do the rest of the work on weekends only. He does not have an estimate on when this will be wrapped up, just that it will take as long as it takes.
