Inheriting rent controlled apartment

Hey everyone,

A great uncle of mine currently has a lease for an apartment in NYC. The building was built post-war sometime in the 60s I believe. I don't know the exact designation for the apartment (rent stabilized or controlled) but what I do know is that it's a 2 bedroom 1.5 bath apartment in a good NYC neighborhood and the monthly rent has only been in the very low 1000s for as long as I can remember (basically over 20 years now) . I know that succession laws are very picky (usually in regards to qualifying successors) but I was wondering what the best course of action would be if I want to inherit the lease after he gives it up.

Some basic info: I live in the same building in a ( significantly pricier) 1 bedroom apartment with my immediate family (mom, dad, siblings). Great uncle's name is the only one on the lease but he spends pretty much all year in his native country and only stays in the apartment for like a month each year. The rent is paid by 2 young adult men who have taken 1 bedroom, 1 middle aged man basically living in the living room, and my parents who have moved my grandmother into the other bedroom.

I believe the owner of the building wants to try to renovate as many units into condos for sale as possible so I don't know if succession can be pulled off without a fight.
