I moved into the Master Bedroom of a Home on July 6th of this year and everything in the room was in working order, besides the FirePlace (which did not turn on), the Jacuzzi tub in the bathroom, and a few of the light switches coming off and the toilet light not working (room also wasn't cleaned since she just moved out of the room to accommodate my girlfriend and me, who didn't move in with me until the 17th.
That night we tested the Jacuzzi tub and the fireplace, but neither of these items was working before. I did not mention it to our LandLord since I assumed (I know stupid) that she knew they did not work.
I mentioned these items to her in person, detailing things like the lights in the rooms (which still not have been fixed).
Fast forward to a few days ago, she has been trying to get me to pay her rent earlier than our contract says on the 1st when the date on the contract is the 7th, but I moved in on the 6th.
After telling her I am going to pay her on time, she has grown increasingly unfriendly and handed us a renters insurance paper, which she requested we sign (we did not yet). I asked her to note that these items are not working and to detail that so we are not on the hook paying for it and she says they all are, that she tested before we moved in (even though my girlfriend and i tested THE NIGHT I moved in on the 6th of July) and she wants us to pay for the garbage disposal (which was clogged yesterday and we discovered that after putting tuna and eggs inside) and the rest of the appliances. Saying she will take away my appliances (and threatened to call the police on me after saying "the fucking thing wasn't working!"
