My wife and I own a duplex in the Philadelphia, PA suburbs where we had both units filled. There are downstairs and upstairs units. The tenants that live downstairs have lived there for three years and have no plans for leaving anytime soon. Even when a big problem happens in their unit, they do not make a big deal out of it and only let us know in passing. I try everything in my power to make them happy and they have been happy since living there. My upstairs tenants, however, were pretty horrible. They never paid rent on time, constantly made excuses on why rent would not be paid, and only brought up issues with the unit when we asked them about rent money. We had to take them to county court two times during their lease, where on the court date, they would find a way to come up with all the back money they owed. These tenants moved out on the 1st of this month and left the apartment in pretty bad shape and left their stuff in the yard, including a basketball hoop and stand. They had left it there for a while and never gave us a forwarding address to send any of their stuff or mail to. Furthermore, they took the electric off of their name and, by default, went back on my name. They still owe $220 for the electric but now I am being penalized because it was switched back to me. I went back to the property to remove the equipment and was "greeted" by my former tenants and several of their family members who told me that I couldn't move this equipment as it was theirs, even though it was on my property and they never let us know when they were going to move it. One of the family members began to verbally assault me and even threatened me. I did not react to provoke any violent behavior as I am a person who absolutely have any type of confrontation. When we first bought the duplex, I wanted to get a property manager to take care of matters such as this. My wife thought getting a property manager was a bad idea and that's why, unfortunately, I had to be involved in stuff like this. Later in the day, my wife and I got a voicemail from a detective who is looking into what happened at the property. My assumption is the former tenants call the cops and filed a report. The detective is back in the office tomorrow and will expect my call then. I just wanted to know, what my next steps should be.
