Landlord telling me IRS is seizing building, but I do not trust him.

Hello. I live in Brooklyn and my landlord recently came to talk to me to tell me that he owes a lot of money to the IRS and that they are seizing the apartment building, but he's going to try to find a new place for everyone to live.

Now, first, he is essentially a slumlord. I have had to withhold rent from him multiple times to get things repaired. So I do not trust him.

I have discovered he does indeed have a tax lien against him for roughly 200k, however, it is dated to march of this year and it seems extremely unlikely that the IRS would levy the property so quickly. He has a broker who is calling me trying to "help me find somewhere to move." However, as far as I can tell, he has not told any of the other 2-3 tenant groups (the 3rd floor is most likely an illegal hostel) in the building about this problem.

It might be worth noting that we might be the only people on a current lease in the building, and that our apartment is a)not up to code in several respects and b)possibly not even listed on the certificate of occupancy (the building seems to be listed as a 3 family building, when there are 4 units).

My friends live on the fourth floor and are trying to get a second lease from him. I'm trying to avoid calling the landlord out until they find out if he'll give them a lease.

Any ideas what steps I should take?
